Scope of Inspection

All home inspections performed by Mali Ramos Home Inspections are conducted in accordance with the New Jersey Home Inspection Standards of Practice (NJAC 13:40-15.16).

A home inspection is a visual, non-invasive evaluation of the readily accessible systems and components of a residential property at the time of inspection. The purpose of the inspection is to identify and report on visible material defects and safety concerns that may affect the normal use, value, or safety of the home.

What a Home Inspection Includes

The inspection generally covers accessible:

• Structural components and foundation
• Roofing and exterior systems
• Plumbing systems
• Electrical systems
• Heating and cooling systems
• Interior walls, ceilings, floors, doors, and windows
• Attics, basements, and crawlspaces (when accessible)

Important Scope Limitations

A home inspection does not include:

• Disassembly of systems or equipment
• Inspection of concealed or inaccessible areas
• Code compliance evaluation
• Engineering or design analysis
• Determining remaining service life of components
• Environmental hazards unless specifically requested as an ancillary service

Conditions that are unsafe or inaccessible at the time of inspection will be documented in the inspection report.

Pre-Inspection Agreement

A written pre-inspection agreement is provided prior to every inspection outlining the scope, standards, and limitations of the inspection in accordance with New Jersey regulations.
