Heating System Inspection

As part of our comprehensive home inspection, we perform a visual evaluation of the home’s heating system in accordance with the New Jersey Home Inspection Standards of Practice (NJAC 13:40-15).

What We Inspect

• Heating equipment (furnace, boiler, heat pump, or other permanently installed systems)
• Energy source (gas, oil, electric, etc.)
• Venting and flue systems (where accessible)
• Distribution components such as ductwork, radiators, baseboards, or registers
• Visible safety concerns or material defects

When conditions permit and it is safe to do so, the heating system is operated using normal controls to observe general performance.

Important Limitations

The heating inspection is visual and non-invasive. The inspection does not include:

• Disassembly of equipment
• Internal inspection of heat exchangers
• Combustion analysis
• Determining system efficiency or remaining service life
• Predicting future performance
• Operation of systems that are unsafe or shut down

If a heating system cannot be safely operated at the time of inspection, this will be noted in the report.
