HVAC System Inspection

An HVAC system is what keeps your home comfortable all year long. It stands for Heating, Ventilation, and Air Conditioning.

  • The heating part (usually a furnace) warms your home in cold weather
  • The air conditioning part cools your home in hot weather
  • The ventilation and ductwork move that warm or cool air through the house and help keep indoor air fresh

Your thermostat is the control — when you set the temperature, it tells the HVAC system when to heat or cool.

Our home inspection includes a visual evaluation of accessible heating and cooling systems in accordance with New Jersey Home Inspection Standards of Practice (NJAC 13:40-15). This includes furnaces, boilers, heat pumps, air conditioning units, and associated distribution systems.

Systems are operated using normal controls when conditions permit to observe performance and identify visible defects or safety concerns. The inspection is non-invasive and does not include disassembly or technical diagnostics.

HVAC inspections are visual in nature and do not include determining system efficiency, remaining service life, internal component condition, or refrigerant analysis.
