As part of the home inspection, accessible insulation is visually evaluated in accordance with the New Jersey Home Inspection Standards of Practice (NJAC 13:40-15).
• Visible insulation in attics, crawlspaces, basements, and other accessible areas
• Insulation type (such as fiberglass, cellulose, or foam where visible)
• Approximate coverage and general condition
• Signs of moisture intrusion or deterioration affecting insulation performance
• Areas of missing, damaged, or displaced insulation where observable
The insulation inspection is visual and non-invasive and does not include:
• Measuring insulation thickness or R-values
• Removing insulation or building materials
• Inspecting concealed wall cavities
• Determining energy efficiency or code compliance
• Moisture testing unless ancillary services are requested
If insulation is inaccessible, unsafe to view, or concealed by finishes or stored items, this will be noted in the inspection report.
The purpose of the insulation inspection is to identify visible deficiencies and conditions that may contribute to heat loss, moisture problems, or reduced comfort within the home.
