Mold & Moisture Inspection

As part of our ancillary inspection services, we provide a visual evaluation of accessible areas of the home for conditions that may indicate mold growth or excessive moisture, in accordance with the New Jersey Home Inspection Standards of Practice (NJAC 13:40-15).

What We Inspect

• Visible surfaces for mold-like growth or organic staining
• Areas prone to moisture such as basements, bathrooms, kitchens, attics, and crawlspaces
• Signs of water intrusion, leaks, or elevated moisture conditions
• Building materials showing deterioration related to moisture
• Visible ventilation concerns that may contribute to moisture buildup

Optional Mold Sampling (When Requested)

When requested and properly certified, air or surface sampling may be performed to help identify the presence and type of mold spores. Laboratory analysis provides additional information beyond visual observation.

Important Limitations

The mold inspection is visual and non-invasive and does not include:

• Identification of mold species without laboratory testing
• Inspection of concealed or inaccessible areas
• Determining the source of moisture beyond visible conditions
• Health risk assessment or remediation design

Environmental conditions such as mold are outside the scope of a standard home inspection unless specifically requested as an ancillary service.
