A finished attic is inspected as a livable interior space and evaluated as part of the home’s accessible interior systems.

What We Inspect

• Visible roof structure and framing where accessible
• Wall, ceiling, and floor surfaces for signs of damage or moisture intrusion
• Insulation presence and visible ventilation components (where accessible)
• Windows, doors, and stairway access
• Electrical outlets, lighting, and visible wiring
• Evidence of water intrusion, mold-like conditions, or structural concerns

The inspection is visual and limited to readily accessible areas without moving stored items or dismantling finishes.

Important Limitations

Finished attic inspections do not include:

• Opening finished walls or ceilings
• Inspecting concealed framing or insulation
• Testing for mold or moisture unless ancillary services are requested
• Engineering or structural load calculations
