An unfinished attic is inspected as a structural and building envelope space to observe components not visible from living areas.

⢠Insulation type and approximate coverage
⢠Ventilation systems such as ridge vents, soffit vents, and gable vents (where visible)
⢠Roof sheathing for visible signs of leaks or moisture damage
⢠Exhaust vent terminations (bathroom, kitchen, dryer where accessible)
⢠General conditions that may contribute to heat loss, moisture intrusion, or ventilation concerns
Entry is made when safely accessible and conditions permit.
Unfinished attic inspections do not include:
⢠Walking on unsafe or inaccessible framing
⢠Moving stored personal items
⢠Inspecting areas blocked by insulation or construction
⢠Determining insulation R-values or energy efficiency
⢠Predicting future moisture intrusion
If attic access is unsafe or obstructed, this will be noted in the inspection report.
