

The chimney is visually inspected to observe accessible structural and venting components in accordance with New Jersey Home Inspection Standards of Practice.
• Visible chimney structure (masonry, metal, or prefabricated systems)
• Chimney crown, flashing, and exterior condition where accessible
• Visible flue opening and liner where observable
• Signs of cracking, leaning, moisture intrusion, or deterioration
• Proper clearances and general safety concerns
The chimney inspection is visual and non-invasive and does not include:
• Internal camera flue inspections
• Hidden liner evaluation
• Structural engineering analysis
• Creosote measurement or cleaning
• Performance testing
If chimney components are unsafe or inaccessible, this will be noted in the inspection report.
The chimney inspection is performed from readily accessible locations and is limited to visual observation in accordance with the New Jersey Home Inspection Standards of Practice (NJAC 13:40-15).
The inspector is not required to:
• Walk on roofs that are unsafe, excessively steep, wet, icy, fragile, or otherwise hazardous
• Access roofs that are not safely reachable using normal inspection methods
• Perform inspections that could damage roofing materials
• Use ladders or equipment in unsafe conditions
When roof access is unsafe or restricted, the chimney will be evaluated from ground level, ladder edge, or other accessible vantage points. Any limitations to access will be documented in the inspection report.
Limited access may restrict the ability to observe certain chimney components such as:
• Chimney crowns and flashing
• Upper masonry or vent terminations
• Caps or spark arrestors
When full evaluation is not possible due to safety concerns, further evaluation by a qualified chimney professional may be recommended.
