

As part of the home inspection, we perform a visual evaluation of accessible fireplace components in accordance with the New Jersey Home Inspection Standards of Practice (NJAC 13:40-15).
• Firebox condition and visible interior surfaces
• Hearth, mantel, and surrounding materials
• Damper presence and operation where accessible
• Clearances to combustible materials where visible
• Signs of cracking, deterioration, or fire hazards
• Evidence of improper modifications or safety concerns
The inspection is limited to readily accessible areas and performed without dismantling components.
The fireplace inspection is visual and non-invasive and does not include:
• Internal flue inspection or chimney sweeping
• Combustion testing or draft measurement
• Disassembly of fireplace components
• Determining remaining service life or code compliance
