As part of the plumbing system evaluation, we visually inspect and operate the homeās main water shut-off valve when accessible and safe to do so, in accordance with the New Jersey Home Inspection Standards of Practice (NJAC 13:40-15).
⢠Location of the main water shut-off valve
⢠Accessibility and visibility of the valve
⢠General condition, including signs of corrosion or leakage
⢠Ability to operate the valve to confirm functionality (when conditions permit)
⢠Additional interior shut-off valves at fixtures where accessible
The main water shut-off valve allows occupants to quickly stop the flow of water in the event of a leak or burst pipe, helping to prevent significant water damage. A valve that is missing, inoperable, or difficult to access can delay emergency response.
The shut-off valve inspection is visual and limited and does not include:
⢠Repair or replacement of valves
⢠Disassembly of plumbing components
⢠Evaluation of underground water service lines
⢠Guarantee of long-term performance
If a valve is not accessible or cannot be safely operated, this will be noted in the inspection report.
When visible, the main water service line material is identified. Homes constructed prior to the 1950s may contain lead service lines. If a lead line is observed, it will be noted in the inspection report and recommendations for further evaluation by a licensed plumbing contractor is recommended.
