Basement Foundation & Structural Inspection

The purpose of this inspection is to identify visible conditions that may indicate structural concerns so clients can make informed decisions and seek further evaluation when necessary.

As part of the home inspection, we visually evaluate accessible basement structural components in accordance with the New Jersey Home Inspection Standards of Practice (NJAC 13:40-15).

What We Inspect

• Visible foundation materials such as poured concrete, concrete block, stone, or brick
• Foundation walls and floor slabs for visible cracking, displacement, or deterioration
• Signs of movement, moisture intrusion, or structural stress where observable
• Visible framing components including beams, joists, posts, and support columns
• General condition of structural elements and visible defects

The inspection is limited to readily accessible areas and does not include removal of finishes, stored items, or structural coverings.

Important Limitations

This structural inspection is visual and non-invasive and does not include:

• Engineering analysis or structural load calculations
• Measurement of crack width or movement over time
• Evaluation of concealed foundation or framing components
• Determination of cause or future performance of structural conditions

If structural areas are obstructed, unsafe, or inaccessible, this will be noted in the inspection report.
