

An unfinished basement is inspected as a structural and building systems area where foundation components and utilities are typically visible.
⢠Foundation walls, floor slabs, and visible structural components
⢠Evidence of water intrusion, staining, efflorescence, or moisture conditions
⢠Visible framing, support columns, and beams
⢠Plumbing supply and drain piping where accessible
⢠Electrical panels, wiring, and safety concerns where visible
⢠Heating equipment and distribution components located in the basement
⢠Sump pumps and drainage systems when present
Entry is made when safely accessible and conditions permit.
Unfinished basement inspections do not include:
⢠Moving heavy storage or personal belongings
⢠Testing for mold, radon, or water intrusion unless requested
⢠Structural engineering analysis
⢠Underground drainage system evaluation
If basement areas are unsafe or inaccessible, this will be noted in the inspection report.
