

A finished basement is inspected as a livable interior space and evaluated as part of the home’s accessible interior systems.
• Walls, ceilings, and flooring for visible damage or moisture intrusion
• Windows, doors, and emergency egress where present
• Electrical outlets, lighting, and visible wiring
• Heating and cooling distribution components where accessible
• Signs of water intrusion, dampness, mold-like conditions, or structural concerns
• Stairways and handrails leading to the basement
The inspection is visual and limited to readily accessible areas without moving stored items or dismantling finished surfaces.
Finished basement inspections do not include:
• Opening finished walls, ceilings, or flooring
• Inspecting concealed foundation or framing components
• Moisture testing unless an ancillary service is requested
• Engineering or waterproofing evaluations
