Heating & Cooling (HVAC) System Inspection

As part of the home inspection, we perform a visual evaluation of the home’s accessible heating and cooling systems in accordance with the New Jersey Home Inspection Standards of Practice (NJAC 13:40-15).

What We Inspect

• Permanently installed heating equipment such as furnaces, boilers, heat pumps, and electric heating systems
• Central air conditioning systems and other permanently installed cooling equipment
• Distribution systems including ductwork, radiators, baseboards, and registers
• Visible venting and exhaust components where accessible
• Thermostat controls and normal system operation when conditions permit
• Observable safety concerns, improper installation, and material defects

Systems are operated using normal controls when safe and appropriate for seasonal conditions.

Important Limitations

The HVAC inspection is visual and non-invasive and does not include:

• Disassembly of equipment or internal component inspection
• Combustion analysis or efficiency testing
• Refrigerant pressure or leak testing
• Determining remaining service life
• Load calculations or code compliance evaluation
• Inspection of concealed components

If heating or cooling systems cannot be safely operated due to weather conditions, system shutdown, or safety concerns, this will be documented in the inspection report.
