

The roof is visually evaluated to assess its general condition and ability to protect the home from water intrusion.
• Roofing materials (asphalt shingles, flat roofing, metal, etc.)
• Visible damage, missing shingles, lifting, curling, or deterioration
• Flashing at chimneys, vents, and roof transitions
• Skylights and roof penetrations
• Signs of past or active leakage where observable
• Gutters and downspouts (attachment and general condition)
Roof surfaces are accessed when conditions are safe. When roof walking is unsafe due to pitch, height, weather, or material condition, inspection may be performed from ladder edge, ground level, or other accessible vantage points.
The roof inspection is visual and does not include destructive testing, removal of materials, or determination of remaining roof life expectancy.
