Packaged HVAC Unit (Common in Some Townhomes or Commercial)

Packaged HVAC systems contain both heating and cooling components housed within a single outdoor unit. These systems are commonly found in townhomes, additions, manufactured homes, and some residential or light commercial properties.

As part of the home inspection, packaged systems are visually evaluated in accordance with the New Jersey Home Inspection Standards of Practice (NJAC 13:40-15).

What We Inspect

• The exterior packaged unit for visible damage, corrosion, or improper installation
• General condition of the cabinet, panels, and mounting base
• Visible duct connections supplying and returning air to the home
• Electrical disconnects and visible service components where accessible
• Venting or exhaust components when applicable
• Evidence of moisture intrusion, rust, or air leakage around connections
• Heating and cooling operation using normal thermostat controls when safe and seasonal conditions permit

Important Limitations

The packaged HVAC system inspection is visual and non-invasive and does not include:

• Disassembly of internal components
• Refrigerant pressure testing or leak detection
• Combustion analysis or airflow measurement
• Determining system efficiency or remaining service life
• Inspection of concealed ductwork

If the system cannot be safely operated or is shut down at the time of inspection, this will be documented in the inspection report.
